Exclusive | Manhattan nosedives out of Top 10 in national ranking of priciest homes, as burbs skyrocket
The ‘burbs are beating the Big Apple.Manhattan slipped from the country’s third most expensive housing market in 2019 to not even cracking the Top 10 today.New York County ranked only 15th among US counties, with home prices averaging $1.13 million in March 2025, according to a Post analysis of Zillow data.In January 2019 — before the pandemic sent people packing to the suburbs — Manhattan homes averaged $1.35 million in price.That’s a $222,000 — or 16% — loss.The Bronx was almost as bad, with home prices falling about $65,000 — or 12% — since the pandemic.Homes in Brooklyn, Queens and Staten Island all gained in value, though all five boroughs slipped in the rankings of the more than 3,000 counties in the US.In Brooklyn, homes appreciated by about $104,383 — from an average of $762,954 in 2019 to $867,337 in 2025 — even though Kings County fell from 14th most expensive county to 33rd nationally.Homes in Queens rose from $384,600 to $581,000 in the same time span, data show.Meanwhile, property values in New Jersey and New York suburbs soared.In Monmouth County in central Jersey, homes appreciated on average $276,237, from $436,149 in 2019 to $712,386 in 2025 – a 63% gain.
The county moved 22 spots up the ladder, from 82nd to 60th most expensive in the country.“Wealthy people fled to the suburbs and remained there even after the world returned to normal,” said Ralph DiBugnara, president of Home Qualified and a Fort Lee, NJ, resident.“This pushed their home values above those of once-mighty New York City, added DiBugnara, who believes New York home prices haven’t finished their descent, given the high inventory in Manhattan.Prices also rose in New York’s Nassau, Suffolk, Westchester and Rockland counties, albeit only Rockland and Suffolk saw their rank improve.The most expensive county in the US remained Nantucket, MA, with the average home valued at $1.76 million in 2019 and $2.75 million in 2025.The cheapest is McDowell County, WV,...
