$24.8M condo in NYCs iconic Flatiron Building finds a buyer

An 18th-floor residence asking $24.8 million in the Flatiron Building has found a buyer.Built in 1902, the famous, neighborhood-defining landmark at the intersection of Fifth Avenue and Broadway recently converted to 38 residential condos for the first time.The new four-bedroom, four-and-a-half bath abode — the most expensive currently under contract in the iconic building — was designed by Studio Sofield.At 4,626 square feet, the home, which comes with $8,806 per month in common charges, is anchored by a 63-foot-long great room with oversized arched windows (a unique touch found only on two floors of the building) framing views from Madison Square Park up Fifth Avenue and Broadway to the Hudson River.

A private elevator landing with “hand-clipped marble mosaic” floors leads to a foyer.There’s also a windowed, open chef’s kitchen, and all of the bedrooms boast en-suite baths with radiant heated floors.The aerie also serves health and wellness needs, complete with a Lutron lighting center with adjustable light temperature and brightness, plus optional circadian rhythm programming.The historic conversion of the 24-story triangular tower and its Beaux Arts exterior included the restoration of the building’s terra-cotta and limestone facade.

More than 1,000 windows were replaced by hand, and the roof’s 6-foot-tall cornice was also restored.The Brodsky Organization led the project along with the Sorgente Group.

Move-in dates are slated to begin in September.Building amenities include a gym, a 60-foot lap pool, a cold plunge and a sauna, as well as a mezzanine-level billiards room and piano lounge.Corcoran Sunshine is leading sales and marketing for the units....
