Buyers can’t get enough of the largest swimming pool in America — and it’s turning Florida’s newest master-planned communities into hot commodities.And we’re not talking any pool.Mirada, a sprawling development in San Antonio, Florida, located north of Tampa, boasts a 15-acre man-made Crystal Lagoon, now the biggest of its kind in the country. The title once belonged to nearby Epperson, the original lagoon community built by the same developer, Metro Development Group, which spans a comparably modest 7.5 acres.

Though the sizes vary, what they hold in common is the sense of an oasis.With expanses of turquoise waters, beach areas and lounge seating, they give the impression of a luxury resort amenity in Dubai — where entertainment options never run dry.That being said, the lagoon craze has translated directly into sales.

Epperson is now 94% occupied, while Mirada, still filling out its newer sections, sits at 75%.Homes in Mirada run from townhomes that start at $350,000 to two- to three-bedroom single-family homes from $649,000.Homeowners in both communities get discounted access to the lagoons and their water activities, a perk developers say has become one of the single biggest draws for prospective buyers touring the properties.“The lagoon is one of the biggest drivers of interest we see from buyers exploring communities like Epperson and Mirada,” Lisa Gibbings, vice president of corporate affairs for Metro Development Group, told The Post.“It creates an immediate sense of excitement because it’s something people can’t find in a traditional neighborhood.”Beyond the water itself, Gibbings said the appeal comes from the sheer range of things to do without ever leaving the neighborhood, from paddleboarding and kayaking to a floating water obstacle course and a swim-up bar for adults. The company also runs a program called the Social Hub, which hosts more than 300 events a year for residents.“What makes the lagoon unique is that it has s...
