Exclusive | One of the first post-wildfire homes inside the Pacific Palisades burn scar lists for sale asking $14M

In the Pacific Palisades, one of the first post-wildfire new-construction homes within the burn scar has hit the market for $13.99 million, Gimme Shelter has learned.The five-bedroom home, at 837 Muskingum Ave., is on a street that largely survived the devastating January 2025 wildfires, said listing broker Ryan Jancula, of Compass.It is one of 14 dwellings that Alison White, of Alison White Homes, is currently developing in the Palisades.Eight of the others are currently under construction and “well underway,” while the remaining six are “in design and permitting,” White told Gimme Shelter.Muskingum is the only spec house of the 14, and the first to be completed, as its permits were secured before the fires tore through.“We are building all of the other ones for the homeowners … All will get people back into their homes,” White said.Eleven lost their homes and two others bought burned-out properties, and are now building their dream homes and moving to the Palisades, she added.The Muskingum home was built on a vacant lot, “as the former home was torn down a month before the fires and acted as a fire break, more or less, saving the entire neighborhood.Below it, everything burned, and above it, everything was saved,” Jancula said.While construction has begun on more than 1,100 new homes in the Palisades, only 43 have received a post-wildfire certificate of occupancy, according to the Palisadian-Post’s Pali Rebuild Map.On social media, Jancula calls the Muskingum listing “the first residence of its caliber to be offered for sale since the fires.”There’s also an option to buy the home fully furnished.Jancula believes the home will appeal to people who lost their homes to the wildfires but are too overwhelmed to deal with permits and other issues.
